Moving In 

The big day is finally here! You have found a property of your choice and are all set to move into your new home. But wait.  You may be ready to move in but there is a little documentation to go through, and keys to get before you can move in. 

Do you have all the documents? 

The list of documents you should have in hand before you move into the new property include the

  • lease agreement;
  • the condition report (completed by the agent);
  • the bond lodgement;
  • acknowledgement of keys.

Before you sign documents and take the keys your Property Manager will go through each document, thoroughly, to ensure you understand your rights and responsibilities whilst living at the property.  This is the time for you to ask questions and make sure you fully understand the documents you are signing.

Once all documents are signed you will be given:

  • an original lease;
  • condition report;
  • original receipt for bond;
  • original receipt for first two weeks rent;
  • copy of key acknowledgement form showing the keys, access fobs and remote controls issued to you.

Utilities

Once you get your keys, make it a point to visit the property and check if all the utilities are working.

Insurance

Your landlord may have home insurance that will cover any damages to the physical structure of the property. To protect your contents in the property, you should get theft & fire insurance for tenants that covers the loss of your personal belongings due to fire accidents or burglary. The insurance held by the landlord does NOT cover the contents that belong to the tenant.

Condition Report

Make sure you complete your part of the condition report within three or seven days (depending on the state you live in) of moving into the property and give it back to the Property Manager.   Take your time to go through the property as this document will be your evidence of the condition of the property when you move out.  Also take photos of the property as soon as you move in – they can come in handy when you move out.
